Screening Policies
$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided at the time of application.
Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.
Applicants must have a minimum combined gross income of 2 times the monthly rent, or 5 times for guarantors(market rate units only).
Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months. In such instances, if a previous landlord cannot be contacted, 6 consecutive months of proof of payment must be verified and a copy of the lease contract must be provided. Applicants not having verifiable rental or mortgage history will pay an additional deposit of $300.00 per household.
Co-signers and/or Guarantors will not be accepted for the affordable program. Guarantors will be accepted for the market rate units only, applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history requirements. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.
A criminal background check will be conducted for each applicant and occupant age 18 years or more.
Maintenance
If a resident provides permission to enter, then no, they do not need to be present for the work to be completed.
We do offer on-site maintenace, who are available 24/7 for after hour emergency.
Residents can submit a maintenance request by calling the leasing office or by utiziling the residental portal to submit the service request. For after hour emegencies, call 866-960-7824.
Amenities
Each apartment home comes with one covered carport space; first come first served on uncovered parking spaces.
The front pool is open year round, the back pool is open as weather permits, open daily from 9am to 9pm.
Yes, we love pets! Breed restrictions apply. A pet deposit of $250 for one and an additional $250 for a second pet will apply. Pet rent is $20 per month per pet, and we allow up to two pets per apartment home.
Each home is equiped with a refrigerator, dishwasher, gas range.
We do not offer furnished apartment homes but can recommend third-party providers for all home furnishings to lease.
Admin
Payments can be made by Money Order, Cashier's Check, Personal Check or made on-line by utiziling the residental portal. We also partner with FLEX for assistance with splitting your rent payments.
Minimum liability coverage of $100,000.00 is required for market rate units and recommended for affordable units, All lessee must be on the policy and the Property must be listed as the ‘Interested Party’ on the Declaration Page.
Hastings Park partners with Xfinity to provide BULK High Speed Internet service for the whole community. The monthly rate is $45 for affordable units and $65 for market rate units which includes all taxes, fees, and equipment - just plug in a modem and go!
Affordabel units included sewer, water and trash with the base rent. Market rates residents will be responsible for paying water, sewer, and trash - billed through YES Energy and payable with your monthly rent. Each home will also set up their own PG&E and SMUD account for gas and electric service.
